PRE COMMENCEMENT WORKS
Before breaking ground or laying a single brick, our primary focus for any new development centers on the preliminary phase known as pre-commencement works. This phase encompasses essential pre-construction planning, fulfilment of planning conditions and detailed feasibility studies. We meticulously handle Section 106 compliance under the Town & Country Planning Act 1990, manage Community Infrastructure Levy (CIL) obligations, and conduct a spectrum of surveys covering environmental, flood, topographical, and contamination aspects amongst others when required. Further, we procure various professional reports, including evaluations of structural integrity, mechanical and engineering, acoustic considerations, utility surveys and party wall reports where ever necessary. Moreover, crafting comprehensive Construction Management Plans (CMP) also form a standard and vital component within this critical phase, complementing an array of other pivotal elements. These combined efforts, as well as 20 years of construction knowhow, form the cornerstone of our meticulous pre-commencement works, laying the groundwork for a successful project execution.
DESIGN LED APPROACH
